About

Kyle Powers

Founder, Haven & Co Collaborative. Twenty years on job sites, eleven in real estate, and my own money in short-term rentals — which is a strange combination, and the entire reason this firm works.

Most people in construction have never underwritten a deal. Most people in real estate have never framed a wall. I have done both, professionally, for years — and the gap between those two worlds is where owners lose money.

I started on the tools. By twenty-five I had been part of somewhere between fifteen and twenty million dollars of construction work put in place, and I hold a Construction Science & Management degree from Kansas State. That background is why I can read a bid and know within a few minutes whether the number is honest — not because I am suspicious of contractors, but because I know what the work actually takes and what it actually costs.

Then I spent eleven-plus years in real estate and closed north of six hundred transactions. That is where the second half of the judgment came from: what buyers really pay for, what appraisers care about, which renovations return their cost and which ones are a story you tell yourself.

And then there is the part that changed how I do all of it: I own short-term rentals. Bought them, renovated them, furnished them, and still operate them — with my own money, not a client’s.

Owning one teaches things a job site cannot. That the finish which photographs beautifully is sometimes the one that looks tired after a hundred and fifty turnovers. That a floor plan which reads “sleeps eight” on paper sleeps six comfortably, and guests notice. That the single most expensive line item in a renovation is usually the opening date — a rental finished six weeks late does not just lose six weeks, it can lose the season those six weeks sat in.

I have made the wrong call on a selection and eaten the cost personally. I have watched a renovation move a property into a genuinely different revenue tier, and I have watched money go into things guests never noticed. When I tell you a decision matters or does not, it is because it cost me something to find out.

Why I started Haven & Co

Because I kept watching the same thing happen. An investor buys a property in a market they do not live in. They hire a general contractor because there is no other obvious option. And from that moment on, the person with the most money at risk is the person with the least information.

It is not a scandal. It is a structural problem. The GC is paid to build, and every dollar of savings they find comes out of their own margin. Nobody in that room is being paid to protect the owner. So I built a firm that does only that.

The name is deliberate. A haven is a place where the thing you value is safe. That is the job.

How I work

I am blunt about numbers. If a deal does not pencil I will say so on the first call, even though that is the call where I could have signed you. If a bid is fair I will tell you it is fair rather than manufacturing a saving to justify my fee. And if I do not know something — a local code quirk, a market I have not worked — I will find out rather than guess, because guessing is what this job exists to eliminate.

I also do not want to be the bottleneck. Everything I do gets written down and systematized, so a Haven project runs the same way in Frankfort, Kentucky as it does in the Catskills. That is not corporate polish — it is the only way a promise about quality survives being made twice.
