Projects
Work in progress, shown honestly.
Haven & Co launched in 2026 and the first projects are mid-construction. Rather than borrow someone else’s finished photographs, what follows is the real thing — live job sites, documented as they go. Finished work gets added here as it completes.
In progress
The Frankfort House — Frankfort, Kentucky
Short-term-rental conversion of a flood-damaged property. Haven engaged as owner’s representative from pre-construction.
The problem
The house sits in a flood plain and had taken on water — you can still read the waterline on the block in the lower level. That created a threshold problem before it created a construction problem: if the county assessed the damage at more than fifty percent of the structure’s value, the home would have to be physically elevated out of the flood zone. That cost would have ended the project.
The approach
Before hiring anyone, the work was to define a scope that made the house genuinely livable and rentable while staying under the substantial-improvement threshold — then get the flood certification resolved with the county, and collect minimum-scope bids to prove the number. Permitting and certification ran in parallel with bid collection so the schedule did not wait on paperwork.
Where it stands
- County permit approved; drawings submitted for the deck and bathrooms
- Core trades locked — plumbing, HVAC, electrical, framing, paint
- Framing and floor joist system complete; roof complete
- Rough-in underway; insulation and drywall scheduled
- Cabinetry ordered against a mid-September ship date — drywall and paint sequenced to finish first
- Tracking to a mid-October completion
The lesson worth stealing: on a flood-zone property, the permit strategy is the budget strategy. Scope decisions made in week one determined whether this project existed at all.

The Catskills Cabin — Lanesville, New York
Full renovation of a Catskills lodge property, managed remotely from Kansas.
A complete renovation in the Catskills, roughly 1,400 miles from Haven’s office — which is precisely the case an owner’s rep exists for. Design selections, trade coordination and budget control all run remotely, with site visits scheduled against milestone gates rather than calendar habit.
The selections process alone runs to more than 140 line items, each with a specification, a lead time and a decision deadline set backwards from the install date. Photography will be added here as the project reaches finish stages.
A note on photography
Every photograph on this site is from a Haven & Co project, taken on the job. Nothing here is stock imagery, and nothing is another firm’s work. As these projects complete, before-and-after pairs will replace the in-progress documentation above.

Tell me about the property.
Twenty minutes on the phone and you will know whether the numbers work, what the real scope looks like, and whether an owner’s rep is worth it on this particular project. If it isn’t, I will tell you that.
